Condo Rental in Bang Tao, Phuket: Prices by Area

How much more than elsewhere? We pulled every long-term condo listing from a big Thai property portal: 2,927 once duplicates were gone, and 498 of those, one in six, were in Bang Tao. The area's median came out at 56,500 THB a month. The island's: 32,000. Half of Bang Tao's flats sit between 35,000 and 85,000 THB, barely a tenth ask under 25,000, and the cheapest one we saw wanted 15,000.

Here's the odd bit: the smaller the flat, the bigger the mark-up for the postcode. Studios run 75% over the island median, one-bedrooms 60%, two-bedrooms about 50%, and by three bedrooms it's down to 40%. The mix is different, too. Two-bedroom units make up 39% of listings (29% island-wide), because Bang Tao was built for families on long holidays, not for someone passing through for a fortnight.

Three quite different places share the name. Cherng Talay, the village strung along the main road, is where long-stayers rent: a one-bedroom there is about 30,000 THB, just 5,000 over the island median, though you'll drive to the sea. Laguna, all hotels, golf and condos round the old tin-mine lakes, is half as dear again (48,000 for one bedroom, 90,000 for two). And Layan, right up north where the sand runs into national park forest? Big flats; three-bedroom listings there outnumber one-bedroom ones.

We sorted listings by the place the owner named in the title or description, taking the first match in the order Layan, Laguna, Cherng Talay, beach. Another 65 flats did not name a place inside the area.

Nearer than most people expect, but it varies a lot. We opened 100 Bang Tao listings in full. In 64 of them the portal's nearest landmark was a beach, usually Bang Tao itself, and the typical distance was 900 m. Thirty-five of those flats were within a kilometre of the water, twenty within 500 m. Only three were further than 2 km.

Still, a kilometre at noon is a scooter ride, not a stroll. Ask for the pin, and don't take 'beach' in a listing title on trust. In Laguna and along the highway, the way to the sand is a question of its own: walk, ride or wait for the complex shuttle (six descriptions out of 100 mention one).

Think low-rise blocks with a pool, not towers. Where the floor was given (84 listings), the typical flat was on the fourth, and just one sat above the seventh. Reading 100 full descriptions, we found a pool in 54, a washing machine in 32, a gym in 31 and a balcony in 30. Parking came up in 28, cleaning in 12, a coworking room in 8. Furnished? Nearly all of them.

Sizes: about 42 m² for a one-bedroom, 85 m² for a two-bedroom. That makes a square metre roughly 1,000 THB a month, where the island average is about 640 and Phuket Town 530. So you're not paying for space. You're paying for the shore and the complex. Owners who quoted tariffs asked 6 to 7 THB per unit of power and 35 to 50 THB per cubic metre of water, and eight of the nine who named a deposit wanted one month.

Two different prices. On a short-stay platform, 30 nights in an entire flat for two in October cost about 42,800 THB for a studio or one-bedroom; in late January and February, about 126,000 THB, over three times the long-term rate of 35,000–40,000 THB a month. Many flats here live on nightly bookings, and the winter rate sometimes ends up in the listing title: one two-bedroom asked 150,000 THB up top and 80,000 THB on a one-year lease further down.

High season runs from November to April. In winter owners happily let by the month, because it pays better than a year; from May to October flats stand empty and owners give ground on a one-year lease. So for winter, agree early and for six months; for a year, move in during summer.
