Condo Rental in Patong, Phuket: What a Sea View Costs

A condo in Patong costs about 30,000 THB a month for one bedroom and about 50,000 THB for two, with small flats 20–35% above the island median and two-bedroom ones at the island level. A sea view adds 5,000 to 14,500 THB a month depending on size. People rent here to live without a scooter, not for quiet, so light sleepers should choose the street carefully.

How much does a condo in Patong cost?

People come to Patong to live where everything is walkable: beach, market, mall, pharmacy, doctor and laundry within one walk. The bay sits between two headlands, about 35 km from the airport and 15 km from Phuket Town, and its condo market is the second largest on the coast after Bang Tao. Of the 2,927 unique long-term listings we pulled island-wide, 304 are in Patong. The median is 35,000 THB a month against 32,000 THB island-wide; half the flats ask 25,000–53,000 THB, and the cheapest was 10,000 THB.

Patong works the opposite way to Bang Tao. A studio costs 35% more than the island median and a one-bedroom 20% more, yet a two-bedroom is slightly cheaper than the island figure, 50,000 against 52,000 THB. Demand here is for small homes by the beach. Three-bedroom flats are a story of their own: just 21 listings, with a median of 145,000 THB.

Which street lets you sleep?

Noise, not price, is Patong's main question. Bangla Road is the loudest street in the evening, and sound spreads several blocks from it; further away and higher up the slope it gets quieter. Buildings are low: of 60 flats with a floor number the median is the third, and only five sit above the seventh, so street sound carries well.

A flat facing the courtyard or pool is quieter than one on the street at the same price. View flats after ten at night, because Patong is quieter by day than after dark. And remember the season: from May to October the streets are much emptier, so a flat that seemed quiet in summer can sound different in winter. Kalim, the northern end of the bay, climbs the slope and is calmer, though a two-bedroom there is about 57,500 THB.

Tip.Where the beach was the nearest landmark, the median distance was 800 m: 26 of 38 flats were within a kilometre and seven closer than 500 m. The rest point to central landmarks such as Jungceylon mall and Malin Plaza night market.

What do the buildings offer?

In 31 of 78 full descriptions there is a pool, in 22 a gym, in 21 security, in 18 internet and in 16 parking. A washing machine appears in only four, so ask straight away where the nearest laundry is. Almost everything is furnished. Pets are rarely accepted: 46 of 49 listings with the field say no, and three allow small cats and dogs.

Flats are roomier than newer complexes elsewhere: a one-bedroom is about 48 m² against 42 m² in Bang Tao, a studio about 40 m². A square metre costs about 560 THB a month, below the island's roughly 640 THB. The deposit, where named, was one month in 12 of 16 descriptions and two months in four.

  • Distance from Bangla Road and which way the windows face
  • A washing machine, or where the laundry is
  • The sea view checked against the owner's field
  • Deposit — one month is usual, two occurs
  • A visit after 10 pm

Is a month cheaper than a year?

No, and by a lot. On a short-stay platform, 30 nights in an entire studio or one-bedroom cost about 42,100 THB in October and about 114,200 THB in late January and February, against 27,000–30,000 THB a month on a one-year lease. Even in autumn the platform costs 40% more than a lease; in winter nearly four times as much. For stays longer than two months, look for a direct lease.

The season runs from November to April, when owners of small flats by the beach let easily by the night and have no reason to give ground on a year. From May to October tourists thin out and flats stand empty, the best time to sign for a year. For a winter stay, agree early, for six months, with the price fixed in the contract.
