Living in Bang Tao, Phuket: Rents and Daily Life

Bang Tao, up on Phuket's north-west coast, is the priciest place to rent that we counted: condos ask a median of 56,500 THB a month, pool villas 150,000 THB. What you get for that is the island's longest unbroken beach and the shortest airport run from any big beach, about 20 km. Don't try it without your own transport, because the nearest shop can be a couple of kilometres off.

How much does it cost to rent in Bang Tao?

Top of the island. We went through 498 condo listings across Bang Tao, Cherng Talay, Laguna and Layan, and the median came out at 56,500 THB a month (one-bedroom 40,000, two-bedroom 78,000), roughly 1,000 THB per square metre, the highest rate on Phuket. Pool villas? 94 listings, a pool at 94% of them, median 150,000 THB.

Bargains are rare. Just 18% of pool villas here ask under 100,000 THB; in Chalong it's 62%. The cheapest one we saw wanted 45,000 THB, and in the general villa sample a three-bedroom house in Cherng Talay came to 100,000 THB.

Which part of Bang Tao should you live in?

Think of it as three places sharing a name. There's the resort complex around the lagoons, with hotels, residences and golf behind a guarded perimeter, a short walk to the sand. There are the new condos and villas inland, between the road and the hills, going up faster than anywhere else on Phuket; they're what the long-term rental market runs on. And at the north end there's the old Thai part, with its own houses and shops and a life that isn't built around tourists.

Why do people choose it? Space. You can walk the beach for kilometres and never meet Patong-sized crowds. What you give up is distance, plus a few barriers: some ways down to the water cut through complex grounds and are closed, so the short route on the map may not exist.

Where is Bang Tao, and how far is everything?

It runs along the north-west coast and fades into Layan with no clear line between them. The two ends hardly look related: beach clubs and dense building at the south end, single hotels and empty sand up north. Behind it is Thalang, all plantations; past the headland to the south, Surin; up the coast, Nai Thon and Nai Yang.

The airport is about 20 km north along the coast, closer than from any other big beach. Phuket Town is about 25 km away through Thalang on Route 402. A long sea, farmland behind it and a quick drive to the terminal is a rare mix.

What is the sea like through the year?

Six kilometres of open coast, and the monsoon hits all of it. Between May and October waves roll along the whole beach, with no sheltered corner, since both ends behave alike. Watch the channels where the lagoons drain into the sea: rip currents form at their mouths and show up as a gap in the line of breaking surf.

November to April is a different beach. Calm water, a soft sandy bottom and a long wade before it gets deep make it good for children. The wind blows harder than in the closed bays all year, which takes the edge off the heat. September and October are the wettest months, and some inland roads flood: the land is low and drains slowly.

Watch out.Do not swim where the lagoon channels meet the sea. Rip currents form there in the monsoon, visible as a gap in the breaking waves.

How do you eat and shop in Bang Tao?

Food is spread out like the housing. On the beach, beach clubs with kitchens and music make an expensive, long evening. Inland along the road to Cherng Talay sits everything practical: Thai canteens, coffee shops, bakeries and European breakfasts for resident foreigners. The north end feeds you village-style, with stalls and kitchens for locals and Thai-only menus.

An evening market with takeaway food is the cheapest dinner on the whole coast. You will not walk to any of it, though: places line the highway rather than clustering, and some stretches are unlit at night, so plan the drive.

  • Beach clubs — food, music, a long and pricey evening
  • Road to Cherng Talay — canteens, bakeries, breakfasts
  • North end — village stalls, Thai-only menus
  • Evening market — the cheapest dinner on the coast

Who is Bang Tao right for?

People who want space, a long beach and a 20 km airport run, and who can afford the island's top rents. At 40,000 THB for a one-bedroom, it costs 2.5 times Kathu's 15,750 THB, so it makes sense when the beach and the resort services are the point.

It suits families with a car, especially from November to April. It does not suit anyone without transport, or anyone expecting to walk to dinner.

Questions people ask

How much does it cost to live in Bang Tao per month?

Rent is the biggest line in the budget: condos ask a median of 56,500 THB a month, the highest on the island, a one-bedroom about 40,000 THB and a two-bedroom 78,000 THB, while pool villas have a median of 150,000 THB. Add a car or scooter on top, because daily life in Bang Tao does not work without your own transport.

Is Rawai or Bang Tao better for digital nomads?

Rawai suits most people who work online better. A one-bedroom in Rawai asks about 35,000 THB a month against about 40,000 THB in Bang Tao, the roads are flat and easy on a scooter, and the area is built around long stays, with gyms, clinics and markets. Bang Tao makes sense if the long beach and the quickest airport run, about 20 km, matter more than rent and you have a car.

Can I live in Bang Tao without a car or scooter?

Not comfortably. Distances in Bang Tao are long, the nearest shop can be a couple of kilometres away, and some short cuts to the beach pass through closed complex grounds.

Is Bang Tao beach good for children?

From November to April, very: calm water and a long, gentle slope. From May to October waves run along the whole beach and rip currents form at the lagoon channels.

How far is Bang Tao from the airport?

About 20 km along the coast, the quickest airport run from any big beach on the island. Phuket Town is about 25 km.

Does Bang Tao flood?

Some inland roads do, in the heaviest rains of September and October. The ground is low and water drains slowly, so ask about the specific street.
