Living in Nai Yang, Phuket: Rents and Daily Life
Nai Yang is the beach right behind Phuket airport's fence, about 5 km from the terminal. Flats here and across the rest of Sakhu go for about 25,000 THB a month for one bedroom. The sand is national park, so nothing is built on it and the evenings are wonderfully quiet; the price is planes overhead during the day, and next to no restaurants or nightlife.

How much does it cost to rent in Nai Yang?
About 25,000 THB a month buys a one-bedroom here. That figure covers all of Sakhu, the sub-district around the airport, since Nai Yang alone has too few listings. Bang Tao asks 40,000 for a similar flat, Kamala 32,000.
Newer condos and villas stand further along the road towards Mai Khao; we did not have enough villa listings to give a median.

Which part of Nai Yang should you live in?
The runway decides almost everything. Because the beach is inside a national park, there is no front line: a strip of casuarina trees runs along the sand and housing starts behind it. Down below are small hotels and apartments, closer to the village are houses and rooms let by Thai families, and further along the road to Mai Khao new condos and villas.
People choose it for two things, quiet and the airport. If you fly often or leave early in the morning, Nai Yang removes the question of the drive entirely. In exchange you get planes: they come in low over the water to land, and by day you hear them. Look at which way the windows face, because the runway side is noticeably louder than the village side.
Where is Nai Yang, and how far is everything?
In the north-west, right by the runway, a few kilometres along the only road beside it. North continues Mai Khao, the longest and emptiest beach on the island; south past a headland is Nai Thon and then Bang Tao. East the road runs inland to Thalang.
Phuket Town is about 30 km away, and the southern areas are a long drive right across the island on Route 402. Nai Yang stays quiet between two different neighbours: Thalang's waterfalls and temples inland, and Bang Tao's long beach and evening life to the south.
What is the sea like through the year?
Gentler than on the west-coast bays, because the beach is flat and shallow. Even with waves there is no depth near the shore; the risk is different, since at low tide the water goes far out and the surf hits the whole length on its way back.
From May to September a steady wind blows, which makes Nai Yang a place for kitesurfing and windsurfing rather than calm swimming. From November to April the water settles and the beach becomes one of the quietest on the island, with few people and no sun loungers; the trees give shade all day. The north gets less rain than Kathu and Chalong.
How do you eat and shop in Nai Yang?
Food clings to the beach and the village. Under the casuarinas, simple kitchens with Thai menus and seafood put tables on the sand; Thai families drive here at weekends, which tells you it is the real thing. In the village, canteens and stalls sell rice, noodles and grilled chicken to take away. There is no tourist restaurant street, almost no Western food and only a handful of coffee shops.
Big shopping happens along the airport highway, where supermarkets and food courts sit. People eat early here, and in low season some beach kitchens do not open every day, so check before you go.

Who is Nai Yang right for?
Frequent flyers first. With the terminal 5 km away, a 6 am departure stops being a reason to sleep badly. Rent helps too: a one-bedroom at about 25,000 THB costs well under Bang Tao's 40,000 THB further down the coast.
It suits people who like an empty beach and early nights, and kitesurfers from May to September. It does not suit anyone who wants to walk out to dinner, or light sleepers on the runway side.
Questions people ask
How close is Nai Yang to the airport?
About 5 km, the closest beach to the terminal. If you fly often or catch early flights, it removes the drive almost entirely.
Is the aircraft noise bad?
Planes come in low over the water, and you hear them by day. Choose a home with windows on the village side rather than the runway side.
How much is rent in Nai Yang?
A one-bedroom condo in Nai Yang and the rest of Sakhu asks about 25,000 THB a month, the same as the island's median for one bedroom. Bang Tao, further down the coast, asks about 40,000 THB for the same flat.
Can you swim in Nai Yang all year?
Best from November to April, when the water is calm. From May to September a steady wind blows, and the beach is better for kitesurfing than swimming.
Are there restaurants and nightlife?
Very little. There are beach kitchens and village canteens, but no restaurant street and almost no Western food. The area goes quiet early.
Why is there nothing built on the beach?
The beach is part of Sirinat National Park, so building on the sand is not allowed. Homes start behind the strip of trees.
