# Where to Rent in Phuket: Areas Compared by Rent and Distance

Page URL: https://adadai.com/en/realty/where-to-rent

On rent alone, Kathu, the Phuket Town area and Chalong win: a one-bedroom condo there asks about 15,750 to 24,000 THB a month. Bang Tao is the priciest, with condos at a median of 56,500 THB and pool villas at 150,000 THB, although it is only 20 km from the airport. Everything here is based on long-term listings we counted ourselves, so do not hold it up against hotel rates.

## Key facts

- 12 — areas compared on the same listings
- 15,750 THB — lowest one-bedroom median (Kathu)
- 56,500 THB — highest area median for a condo (Bang Tao)
- 5 km — from Nai Yang to the airport, the shortest

## The short comparison

Phuket runs about 50 km top to bottom. Live at the wrong end and a lot of your week goes on driving. Rents track the map: the new estates of the north-west are dear, the south is greener and cheaper, and Kathu and town are where people with jobs on the island tend to live.

For every area we give the same handful of facts, in the same order, so you can compare them side by side. Where it is. How far by road to the airport and to town. What a condo asks at the median. What a pool villa asks, when we had enough listings. And who seems to like it there. Missing data stays missing; we don't fill gaps with guesses.

We are a guide, not an agency: we do not list or show homes. If you want options in a particular area, our housing partner in Phuket answers in the chat, and the button is just below.

| Area | 1 bedroom, ฿ | 2 bedrooms, ฿ | Condo listings | Pool villa median, ฿ | To airport, km |
| --- | --- | --- | --- | --- | --- |
| Bang Tao, Cherng Talay | 40,000 | 78,000 | 498 | 150,000 | 20 |
| Rawai | 35,000 | 50,000 | 279 | 120,000 | 50 |
| Surin | 35,000 | 60,000 | 139 | — | 25 |
| Kamala | 32,000 | 55,000 | 238 | — | 30 |
| Karon | 31,250 | 60,000 | 91 | — | 45 |
| Kata | 30,000 | 75,000 | 76 | — | 45 |
| Patong | 30,000 | 50,000 | 304 | — | 35 |
| Nai Yang and Sakhu | 25,000 | — | 104 | — | 5 |
| Chalong | 24,000 | 35,000 | 111 | 87,500 | 45 |
| Phuket Town area | 18,000 | 33,000 | 621 | — | 30 |

*Condo figures: 2,927 long-term listings island-wide, median asking rent per month; a dash means too few listings. Pool villa figures: 346 long-term listings with a private pool. Distances by road, rounded to 5 km.*

## Three questions that pick the area for you

Most people start with the beach. Start with your week instead. The island is small, but the road eats the day if your home sits on the wrong side of your routine.

First: how often do you fly? Once a month or more, and the north-west pays for itself. Nai Yang is 5 km from the terminal, Rawai 50.

Second: school-age children? Choose the school, then the area. Get that backwards and someone crosses the island twice a day.

Third: will you have wheels? Villas are rarely a walk from a shop. Out in the northern and eastern estates the nearest big supermarket can be several kilometres away. No car, no scooter? Then a flat in town or Kathu will make your days much easier than a villa up a hill (delivery does reach almost everywhere, which helps).

Before you sign a lease of six months or more, check that your visa lasts as long as the contract. Our comparison of an [ED visa or DTV for a cooking programme in Phuket](/en/visa/ed-or-dtv) sets out what each one costs and how long it lets you stay.

## Bang Tao and Cherng Talay

Nowhere costs more. Bang Tao's 498 condo listings have a median of 56,500 THB; a one-bedroom asks 40,000 and a two-bedroom 78,000, and a square metre comes to about 1,000 THB. Want a pool villa? Easy to find, since 94% have a pool, but budget 150,000 THB. People pay it for the long beach, the golf, Laguna's shops aimed at residents, and an airport only 20 km up the road. Town is 25 km.

## Rawai and Nai Harn

If you want choice in villas, go south. Rawai and Nai Harn, at the tip of the island, gave us 121 pool villa listings at a median of 120,000 THB, more than anywhere else. Flats are dearer than you might expect: 39,000 THB at the median across 279 listings and 35,000 for one bedroom, though listings naming Nai Harn ask about 30,000. The price you pay is the drive: 50 km to the airport, the longest on the island, and 20 km to town. Those who stay for months love the quiet and the sea nearby; they just book flights with care.

## Chalong

We'd send anyone hunting a pool villa under 100,000 THB straight to Chalong. Its median, 87,500 THB, was the lowest we recorded; 62% of its pool villas cost less than 100,000. Flats? A median of 25,000 THB across 111 listings, about 24,000 for one bedroom and 35,000 for two. You're inland in the south here, 45 km from the airport and 10 km from town. Nobody picks Chalong for the sand. They pick it because town and the southern beaches are both a short ride away.

## Kata and Karon

Kata and Karon are holiday country on the south-west coast: 45 km to the airport, 20 km to town. The flats are bigger than most. A two-bedroom runs to about 120 m², which is why it asks 60,000 THB in Karon and 75,000 THB in Kata, while one bedroom costs about 30,000 THB in Kata and 31,250 in Karon. The villas are up on the hills looking over the bays, though too few came up in our count to give one of our villa figures. Great if you want to walk to the beach; less so for school runs.

## Patong

Patong's condo median is 35,000 THB across 304 listings, yet a one-bedroom asks only about 30,000 THB and a two-bedroom 50,000. Three-bedroom flats at 145,000 THB pull the median up. It is on the west coast, 35 km from the airport and 15 km from town. Villas stand on the slopes above the centre, and choosing a villa in the middle of that noise is for enthusiasts.

## Kamala

A quiet west-coast bay, next to Surin. The airport is 30 km away, town 25 km. We counted 238 condo listings; one bedroom asks about 32,000 THB and two bedrooms 55,000, a little under Surin's 35,000 and 60,000. Many villas sit on slopes with a view. If hills do not bother you, it is a calm place to spend a season.

## Nai Yang and Sakhu

Five kilometres. That is the distance from Nai Yang to the airport, the shortest of any area here, with a national park right next door. In Sakhu, the sub-district that includes Nai Yang, a one-bedroom asks about 25,000 THB, the island median. For anyone who flies often, this is the obvious choice.

## Si Sunthon and Thalang

Si Sunthon and Thalang sit in the island's interior, in the north: 15 km to the airport, 20 km to town. Flats are few inland, 36 listings in Si Sunthon, with a one-bedroom at about 23,500 THB. Pool villas are another story. At 170,000 THB, their median is the highest of any area with enough listings. You are paying for new estates and silence, and you will drive to the sea.

## Phuket Town area

The town and its sub-districts (Wichit, Ratsada, Talat Yai and Talat Nuea) are the island's biggest condo market, with 621 listings. Prices are among the lowest: 19,500 THB at the median, 18,000 THB for one bedroom and 33,000 for two. Six listings in ten are one-bedroom flats, compact at about 34 m². It is 30 km to the airport. Choose it for schools, shops and services rather than a sea view.

## Kathu

Kathu has the cheapest flats we found: 316 listings, a one-bedroom at about 15,750 THB and a two-bedroom at 32,000. The area sits between Patong and town with the sea over the hill, 30 km from the airport and 10 km from town. Pool villas run to 120,000 THB at the median. Locals and long-stay foreigners live side by side, and it works well as a central base on a working budget.

> **How we counted.** Condo medians come from 2,927 open long-term listings island-wide and pool villa medians from 346 listings with a private pool. 'Not measured' means fewer than eight pool villas in an area. Distances are by road; travel times are left out because they depend on the hour and the season.
