# Living in Patong, Phuket: Rents and Daily Life

Page URL: https://adadai.com/en/district/patong

Patong, in the middle of Phuket's west coast, is flat and walkable, and condos there ask a median of 35,000 THB a month, with a one-bedroom at about 30,000 THB. Where you live inside Patong matters more than anywhere else, because noise is measured in blocks from Bangla Road. It is the wrong base if you need quiet nights close to the centre.

## Key facts

- 35,000 THB — median condo rent
- 30,000 THB — median one-bedroom flat
- 304 — long-term condo listings, one in ten on the island
- 35 km — by road to the airport

## How much does it cost to rent in Patong?

Patong's median condo asks 35,000 THB a month, 3,000 more than the island's 32,000. By size it looks different: a one-bedroom is about 30,000 THB, a studio 27,000 and a two-bedroom 50,000, slightly under the island's 52,000. The dear end is three bedrooms at 145,000 THB, which is why the overall median sits above the one-bedroom price.

Half the flats cost between 25,000 and 53,000 THB, and the cheapest one we saw asked 10,000. At around 560 THB per square metre, Patong is actually below the island's 640, because flats here are roomy: about 48 m² for a one-bedroom. A sea view adds roughly 5,000 THB a month on a studio or one-bedroom; 63 of the 304 listings mention one.

## Which part of Patong should you live in?

Housing runs in three belts. The first follows the seafront: hotels and apartments looking over the bay, the sand across the road, and windows facing a stream of scooters that never stops. The second is the grid of streets between the beach and the hill: condos, guesthouses and long-let houses, ten minutes' walk to the sea. The third climbs the slopes of Kalim in the north and towards Tri Trang in the south: low-rise complexes and villas with the whole beach in view, but without a scooter you are stuck up there.

Noise is measured in distance from Bangla Road. Two or three blocks away you hear music until the bars close; further north it is gone. Groups tend to stay central, families at the Kalim end, and long-stayers move to the eastern streets at the foot of the hill.

> **Watch out.** In the rainy season the lower streets near the stream can flood. Ask the owner about it before you move in, because photos never show it.

## Where is Patong, and how far is everything?

In a bay halfway down the west coast, between Kalim headland and the Tri Trang rocks. Patong Hill closes it off from the land, and the only road east climbs over it to Kathu and Phuket Town. Inside, the area is flat: under a kilometre from the water to the last streets, so you can walk all of it.

The airport is about 35 km by road, Phuket Town about 15 km. Three directions lead out, which is Patong's biggest practical plus: north along the sea to calmer Kamala, east over the hill to residential Kathu, south over the headland to Karon's long beach.

## What is the sea like through the year?

The bay faces west, so the south-west monsoon hits it head on. From November to April the sea is glassy and you can swim along the whole arc. In May the first waves and red flags appear, usually at the south end by the rocks.

From June to September waves stand most days, and the real danger is rip currents, not the waves: water runs out from shore in narrow channels, visible as a murky strip without foam. September and October are the wettest months. Patong is emptiest in May and late September.

## How do you eat in Patong?

In layers. By the water and on the tourist streets, restaurants with menus in four languages are the priciest and nearly always serve European food. One turn inland and the three-table Thai kitchens begin, cooking in front of you. Night markets add grilled skewers, roti, fresh juice and seafood cooked by weight.

Food courts in the malls save the day with children who all want different things. Vegetarians have the easiest time here of anywhere on the island. The general rule: the closer the table to the beach, the less real Thai flavour on the plate.

- Seafront — priciest, most European menus
- Side streets — small Thai kitchens, cheaper and spicier
- Night markets — skewers, roti, juice, seafood by weight
- Mall food courts — easy with children and in the rain

## What else should you know before moving to Patong?

The roads, first. From Karon, the short road over the headland is steep, hard work for a small single-cylinder scooter. From town, the direct way is through Kathu and over Patong Hill.

Then the rain. In September and October downpours arrive like a wall, last from half an hour to a couple of hours and stop as suddenly. And in storms, island boats do not leave from the beach; they move to piers in the sheltered eastern bays, so the start of any trip is further away.
