# Living in Panwa, Phuket: Rents and Daily Life

Page URL: https://adadai.com/en/district/panwa

Panwa is a narrow cape in south-east Phuket, about 10 km from Phuket Town, where people live for the view over the bay and quiet evenings rather than beach life. The sea here is sheltered and shallow, so it stays calm in the monsoon but is never deep enough for a real swim. Our sample had too few Panwa listings for a local rent median, and without your own transport the cape does not work.

## Key facts

- 10 km — by road to Phuket Town
- 40 km — by road to the airport
- one road — runs along the ridge of the cape
- calm May–Oct — when the west coast has red flags

## How much does it cost to rent in Panwa?

Panwa is formally part of Wichit, the Phuket Town sub-district. On the cape itself we found 32 condo listings, with a two-bedroom at about 35,000 THB a month. For comparison, the Phuket Town area has condos at a median of 19,500 THB and Chalong at 25,000 THB, with the island's cheapest pool villas at 87,500 THB. Hillside residences on the cape with views of the bay sit well above those numbers.

Condos at the base of the cape, closest to town, are the practical option; villas further along the ridge are about the view.

We are a guide, not an agency, and do not show homes. If you want options on the cape, our housing partner in Phuket answers in the chat — the button is just below.

## Which part of Panwa should you live in?

Housing is laid out along the single road on the ridge. At the base of the cape, closer to town, stand condos and residential streets, closer to the centre than any beach area. Further along the ridge come residences and hillside villas with a view of the bay and islands, complete silence and a vehicle you cannot do without. Down in the small bays are a few hotels and apartments by the water, but the shore is short.

Panwa suits long stays with a car and families who want the city close. It does not suit a week of swimming: the sea is enclosed and shallow, and that will not change.

> **Watch out.** The climb to the ridge is steep. A low-powered scooter with two riders struggles on it, and people find out on day one.

## Where is Panwa, and how far is everything?

An elongated cape in the south-east, between Chalong Bay and the port of Phuket Town. One road runs along the ridge to the very tip, with the aquarium and marine research station; side roads drop down to the small bays of Ao Yon and Panwa.

Phuket Town is about 10 km, the airport about 40 km via Route 402 through town. Public transport on the cape barely exists. Neighbours begin right past the base: town with its markets to the north, Chalong with its pier to the west, and Rawai further south for seafood and island boats.

## What is the sea like through the year?

A mirror of the west coast. Panwa faces east and south-east, so from May to October, while Patong and Karon fly red flags, the cape is calm with flat water. In winter, from November to March, the north-east wind brings ripples and murk to the bays.

The defining feature is shallow water and tides. The sea pulls far back, uncovering rocks, shells and seagrass, so swimming depends on the hour, not the month. With children that is both a plus and a minus: there is no depth, but you walk the bottom in shoes. The cape is breezy, so the rainy months feel less stuffy than in town over the hill.

## How do you eat and shop in Panwa?

By height. Up top, next to residences and viewpoints, are restaurants with bay views that people drive to for the panorama. Down in the bays and villages are Thai kitchens and seafood, with fishermen bringing the catch straight in, so the fish is more honest than on the tourist coast. At the base of the cape ordinary city food begins, canteens, stalls and supermarkets, and that is where residents shop.

In the evening choice narrows sharply, and the ridge road is narrow and unlit in places, so dinner is planned either near home or in town. Some couriers do not deliver to the cape at all.

- Ridge restaurants — dinner with a view
- Bays and villages — seafood straight from the boats
- Base of the cape — supermarkets and city canteens
- Delivery — patchy, some couriers will not come

## Who is Panwa right for?

People with a car who want the city 10 km away and the view from their terrace, not the beach. It works for long stays of 3 months or more, and for families who value town's schools and hospitals.

It does not suit a 1-week swimming holiday: the water is shallow at every hour but high tide. And the airport, at about 40 km, is a long run through town.
