Living in Kathu, Phuket: Rents and Daily Life

Kathu, between Patong and Phuket Town, has the cheapest one-bedroom condos we found, at about 15,750 THB a month, and pool villas at around 120,000 THB. It has no sea of its own, but Patong is about fifteen minutes over the hill and town about the same. It is the wrong choice if you want the beach outside the door or dislike driving a mountain pass in the rain.

How much does it cost to rent in Kathu?

The least of any area we counted. Across 316 long-term condo listings, a one-bedroom asks about 15,750 THB a month and a two-bedroom about 32,000 THB, half of what the same flats cost in Patong over the hill (30,000 and 50,000 THB). Even Phuket Town, at 18,000 THB for one bedroom, is a little dearer.

Pool villas are a different story. The median is 120,000 THB across 16 listings, but a square metre costs only 319 THB, one of the lowest prices per metre anywhere. The flats are practical rather than resort-built; people here live, not holiday.

Which part of Kathu should you live in?

Kathu has no sea and no resort gloss, and the most practical housing on the western half of the island. Down along the highway and around the old tin-mining village stand condos and multi-flat houses, taken by people who work in Patong but will not pay for a bay view. Higher, on the slopes towards the pass, are villas and small complexes with pools, looking over the valley and noticeably cooler in the evening.

A third part lies around the golf courses and the university, quiet and green. Noise here is different from the coast: not music but the highway, so a window onto the courtyard is worth more than a view.

Where is Kathu, and how far is everything?

Inland, in the valley between the ridge that walls off Patong and the town's eastern edge. It is the only large area on Phuket without a coastline. The Patong Hill pass runs through it, so all traffic between the west coast and town goes by.

Patong is about fifteen minutes over the pass, town about the same, and the airport is about 30 km along the highway. Kamala, for a beach without crowds, is reachable over the hills to the north-west. That junction is exactly why long rentals grew here.

Watch out.The pass is Kathu's main drawback. It is slippery in the rain on a scooter, the descent to Patong is long, and in high season the morning traffic over it is heavy.

What is the weather like in Kathu?

Kathu reads its seasons from the hills, not the sea. Clouds from the west pile up against the ridge, so in the south-west monsoon it rains here more often and longer than on the coast. May to October brings heavy showers, and the local waterfalls fill up in exactly those months.

From November to March the valley is dry and noticeably hotter than the beaches, with no breeze and still air. Mosquitoes near the old tin-mine ponds are fiercer in the wet months.

How do you eat and shop in Kathu?

Thai and home-style. Roadside canteens and stalls serve noodle soup in the morning, rice with takeaway dishes at lunch and grilled skewers in the evening; locals eat there, so portions are big and the menu is often only in Thai. The markets sell greens, fish and ready food, noticeably cheaper than at the resorts.

Food courts in the big malls along the highway help with children and in downpours. Western food is limited and clusters around the new residential complexes. For a week Kathu feels empty; for months it is where food costs least, and people cross the pass from Patong on purpose to eat lunch here.

  • Roadside canteens — big portions, Thai-only menus
  • Local markets — greens, fish and ready food
  • Highway malls — food courts and air conditioning
  • Western food — around the new residential complexes

Who is Kathu right for?

People who work on the west coast and want lower rent. Rent here is well below Patong's, the commute over the pass takes about 15 minutes, and town is 10 minutes straight east. Inside the valley there are golf courses and a waterfall that fills in the wet months and shrinks to a trickle in the dry season.

It suits families who want town's schools and the coast's beaches at equal distance. It does not suit anyone who wants to step out onto sand, or who would ride a scooter over the pass every day in the rain.
